Responsible for coordinating and supervising the work of employees in the general maintenance and upkeep of buildings, grounds, and equipment. Responsible for maintaining all facilities, electrical, plumbing, mechanical, and related systems. Ensures safe and efficient operation of all Agency property locations. Acceptance of responsibility for the direction, control and planning of an activity, and ensure that budgets are aligned and purchase orders are process accordingly.
1) Oversee maintenance on all agency property including vehicles. Assist with agency vehicle preventive maintenance program. Assist with service interventions as needed.
2) Perform routine maintenance on heating and air conditioning equipment. Keep units clean, change filters, and perform minor repairs as needed. Coordinate major repairs with approved contractors.
3) Maintain lawns including weed-n-feed. Snow removal during the winter. Collaborate with the appropriate staff to maintain lawn mowing and snow removal equipment.
4) Maintain facility water supply and drainage systems. Fix water leaks and keep drain systems functional. Coordinate major repairs with approved contractors.
5) Perform electrical repairs when a licensed electrician is not required. Replace motors, install or repair light fixtures, change light bulbs. Coordinate major repairs with approved contractors.
6) Oversee all construction on related projects or complete if necessary pertaining to Peak Community services.
7) Knowledge of security and lockdown procedures for Peak Community Services’ properties.
8) Knowledge of event scheduling procedures.
9) Knowledge of basic computer skills.
10) Knowledge of legal codes and standards, to include OSHA requirements, and maintaining MSDS information.
11) Ability to supervise staff.
12) Perform minor interior or exterior building maintenance and repairs, as needed, to maintain a safe and functional work environment. Routinely clean roof gutters, trim trees (when they encroach on building). Replace floor tiles, repair broken or damaged building fixtures. Coordinate major repairs with approved contractors.
13) Respond to maintenance requests, and communicate routinely with DIM. Services regarding prioritization of requests and need to utilization of contracted maintenance/repair services.
14) Coordinate and oversee monthly building inspections as specified by agency Safety Policies for all agency property. Participate with the agency Safety Committee, and conduct monthly drills at the main facility.
15) Maintain file of manuals and maintenance procedures for all auxiliary equipment organic to Maintenance Manager’s responsibilities.
16) Responsible for maintaining assigned maintenance/storage area in clean and orderly manner, and that equipment inventory is maintained and updated.
17) Perform limited custodial maintenance duties in building and on grounds in coordination with Janitor.
18) Report any unsafe building conditions to DIM, and ensures that all Supervised Group Living homes meet all requirements for the State Life Safety Code.
19) Support agency objectives and conform to agency employment policies.
20) Maintain conformance with CARF and all applicable standards, rules, regulations, laws and administrative codes.
21) Responsible to have all newly purchased equipment added to the inventory list, and to properly maintain and account for existing equipment.
22) Assume other duties as assigned.

1. Ability to meet and deal tactfully and courteously with fellow employees and vendors/contractors.
2. Ability to install, inspect, repair and maintain the electrical, plumbing and other related systems of all agency locations.
3. Ability to perform various clean-up and maintenance tasks as needed.
4. Ability to update inventories and other supplies as needed.
5. Ability to inspect, operate and maintain the heating, cooling and ventilation system and the boiler system. Skill in maintaining and repairing security hardware.
6. Ability to understand complex written and oral instructions.
7. Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties. Be able to complete all required paperwork and submit by required deadlines and timelines.
8. Required to read and check email on a scheduled daily basis.
9. Be able to pass a TB test.
10. Be able to lift up to 70 lbs., walk, bend, crouch, kneel, twist, push, pull, squat, turn in the knees, back, wrists and shoulders and grasp with both hand (in order to properly perform the techniques taught in CPR/First Aid, Client Intervention Techniques and Lifting and Carrying Techniques).
11. Must have normal hearing, with the aid of corrective devices, as needed (i.e., hearing aid). Must have normal vision, with the aid of corrective devices, as needed (i.e., glasses or contacts). 12. Must be free from fainting spells, blackouts, dizziness, or seizures.
13. Must have the ability to sit in a normal seated position for extended periods.
14. Must have the ability to endure extended periods of driving.
15. Must have the ability to tolerate exposure to dust, gas, and/or fumes.
16. Must have the ability to exert up to 20-50 pounds of force, occasionally, and/or 10-26 pounds of force frequently.
17. Must be able to speak, read and write in English
18. Must be able to complete the Peak Community Services training programs and successfully pass associated test to meet competency requirements.
19. Must have basic computer skills including, but not limited to, sending and receiving e-mail, accessing web page, entering basic data, use of the Time Keeping System, and common use applications.
20. Some positions require that employees must be able to pass a TB test.
21. Must be able to carry out other duties and responsibilities as assigned.
Experience and working knowledge of general construction, heating, air conditioning, electrical, and plumbing systems. Valid Indiana Driver’s license, valid auto insurance, and safe driving record. Ability to be flexible and work with a wide range of people is necessary. Physical ability to climb ladders and perform occasional heavy lifting is required. Willingness to travel within all Agency locations.
